Home Selling Timeline

We will meet to discus the value of your home, and anything we can do to highlight your house when it goes on the market! We will review paperwork and all other information necessary throughout the transaction.

This is when your listing goes LIVE for all the other REALTORS and consumers to see. This is the soonest you can expect showings. 

Once your house is live, it will be advertised on 300+ websites, published on all of Weltzin Real Estate's social media sites, and a feature on print marketing plus so much more!

As showings happen, Weltzin Real Estate will work hard to get you quality feedback so that we can proceed forward with the best knowledge for getting your home SOLD!

Buyer's Agents will submit offers and Weltzin Real Estate will review over each offer with you so you can make the best and most informed decision!

This happens once everyone has agreed on all terms of the purchase contracts! Your house then is officially off the market and pending!

The buyer's will submit Earnest Money to our office to hold in a trust fund as a good faith gesture with their offer. 

The buyer will then pay for a home inspection of your house. Safety, fire, or hazardous items that need repair will then be negotiated between buyer and seller agents!

An appraiser will come in for approximately an hour to evaluate the value of the home to confirm that it aligns with the accepted offer. 

This is a part of the transaction that the seller pays. In the state of Iowa, a termite inspection is required to close on a property. 

The abstract and title opinion are the history of the property and need to be updated before ownership gets transferred to the new home owners. 

Weltzin Real Estate is certified to be able to execute your deed package with you! So no need to book any other appointments! We are also Notary Publics in Iowa and will be able to notarize all of your documents at no charge!

A list of utility companies will be sent to you by Weltzin Real Estate so that you can call and cancel or transfer your utilities for the day of closing!

Everything should be packed up and ready to be move-out by the time of the buyer closing or before. Need referrals to moving companies, cleaners, or other help? Let Weltzin Real Estate know and we will be happy to refer you!

This is when the buyers have one last walk-through of the property before they close on the loan. They will make sure the home is in the condition it was when they wrote the offer and that the seller has completed all inspection items!

The buyer will close on their loan with their bank or attorney. Weltzin Real Estate will be there to make sure everything goes smoothly. You will not need to attend! 

If you made money on the sale of your house, Weltzin Real Estate will then deliver your proceeds check to you!
